What is Wholesaling?
Merchant middle man who sells mostly to retailers,
other merchants and commercial users. Mainly for
resale or business use. My definition of wholesaling
is simply being the middle man between the seller and
the landlord, rehabber and developer to whom we supply
inventory. An example is one of our Baltimore
properties that was purchased after negotiations for
$8,000. We originally started the negotiations at
$20,000 but after we negotiated it down to $8,000, we
were able to sell it to a landlord for $28,000. Buy
low sell medium that is the bottom line. This is a
quick example of what wholesaling is, simply putting
yourself in the middle of a transaction. Wholesalers
pass on good profits to their clients who are
landlords, rehabbers and developers.
Why do Wholesaling?
Wholesaling is the least risky, most completely
effective way to learn the necessary aspects of
investing. Think about it. This is a great way to
learn about rehabbing, landlording, negotiating, and
finding leads. All without get getting a loan. You can
make 5, 10, 20K, or more in profits without lifting a
hammer. Again, with wholesaling IT IS NOT necessary to
find hard money, take out the equity in your home, or
use up your 401K or IRA money just to do a deal.
Wholesaling is a great way to make cash immediately in
real estate.
Is Wholesaling real investing?
Of course it is. You are using the purchase and sale
of real estate to make lot and lots of money!
Is Wholesaling legal?
Yes it is legal. Remember it is simply learning how to
skillfully be the middle man in a business
transaction. This is the beauty of doing business in
the USA. Free enterprise. If you can talk, and care
about the seller you can make a lot of money doing
wholesaling and quickly.
Can you do Wholesaling in nice neighborhoods?
Yes, in fact I began my wholesaling career in an
upscale neighborhood. Wholesaling is possible
anywhere.
Can you really make money only Wholesaling?
Absolutely! You can make a ton of money doing only
wholesaling, however wholesaling doesn’t provide
residual or passive income. You have to recreate your
wealth with each and every deal. It is the wise person
who invests their money from wholesaling to create
passive or residual income.
What if I don’t have good credit…Can I still
Wholesale?
You can wholesale with bad credit, or no credit. You
don’t need bank loans or the use of your 401K, or
IRA’s.
Do you need a lot of money to get started as a
Wholesaler?
You do not need a lot of money to begin investing as a
wholesaler.
Do you need an agent to help you Wholesale?
No. But it is good to have an agent on your team as we
mentioned earlier.
Do you need a license of any kind to Wholesale?
No.
Do you need state permission or certification
classes to Wholesale?
No.
I still have a full time job, can I Wholesale part
time?
Yes, most of our students wholesale on a part-time
basis. In fact we suggest that you gradually work up
to doing it full time.
Is there enough money in Wholesaling to do it full
time like the other types of investing?
Wholesaling is a legitimate and lucrative form of
investing. Once you become a skilled wholesaler you
can successfully do it full time if you so choose.
Can I still find below retail deals to Wholesale in
this market?
There are tons of deals out there! You just have to
know how and where to access the TRUE motivated
sellers. That is where you will find the deals. In a
down market like this…the possibilities are endless.
